Planning application submitted for a first floor extension over an existing attached garage on a large detached property in Hindhead. Entrance gates and piers also included in application.
The client’s brief for the project was to increase first floor accommodation. They also wanted to make the entrance to the property more secure through the introduction of electric gates.
The host dwelling is within the developed area of Hindhead. This means that development is acceptable in principle, subject to visual and residential amenity considerations. The works have been sympathetically designed with these considerations firmly in mind.
There is a band of trees along the boundary of the property which are subject to Tree Preservation Orders. Although the extension is proposed to be located over the ground floor garage, the Council will need to be satisfied that delivery and storage of building materials for the works can take place away from the Root Protection Zones (RPZs). This is so that the development does not to undermine the long term health and vitality of these trees that contribute to the overall visual amenity of the area.
A Tree Survey and Arboricultural Method Statement document is being prepared to demonstrate that the proposed works will not harm the trees. A Tree Protection Plan will also be prepared to show the RPZs can remain clear and unobstructed throughout the development.
